President’s Desk

I thank all  society members for the overwhelming support and confidence shown by the landslide victory. We will strive to live up to your expectations. The past couple of weeks have gone in reviewing and streamlining the society office. True to our promise of being transparent, I would like to bring to your notice some happenings and findings.

  • The management committee meeting was held on 28th March and the following sub-committees were formed
    • Works, Development, GHMC and HMWS&SB committee
    • Revenue collection committee
    • Green & Safety Committee
    • Legal Committee
    • Communication and Digitisation committee
    • Grievance committee
  • A letter was sent to the previous president to hand over society records & properties in order to ensure and confirm that no records are missing. There has been no official response yet.
  • All commercial properties belonging to the society were inspected by committee members. Rental income from these leased properties was found to be abnormally low. Lease agreements have either expired or are non-existent. We are in the process of renegotiating these.
  • A lot of irregularities were found in the allotment & construction of the convention center in the 4.5 acre land at Road no 51.  More details Here
  • Office renovation has been taken up for member’s convenience. A new reception area has been set up to receive members cordially and to record their representations. Up-gradation of CCTV cameras, EPABX & bio-metric attendance has been completed.
  • Electricity bills to the tune of Rs. 11 lacs for the last several years have been pending. Our committee negotiated with the concerned officials and got it down to about 9 Lacs. Part-payment has been done to ensure continued supply of electricity to the office.
  • Property tax of about Rs. 45 lacs is pending  payment since 2009. When verified with the municipal department about such a high levy of tax, we came to know that assessment of property tax has not been done properly and a high amount of Rs. 4 lacs was levied on an area of 5000 SFT. A representation has been sent for review of the assessment.
  • CCTV cameras numbering about 352 are not being maintained as AMC was not renewed for the last few years. Police officials have requested maintenance of the same by renewing the AMC contract by giving it to a new contractor. We are in the process of finding a suitable agency to update functioning the of cameras and to ensure safety of Jubilee Hills area.
  • There are a total of 31 staff members with salaries exceeding 2% of working capital which goes against the specifications in the Co-operative societies act. A number of personnel from the office staff were deployed in the houses and offices of previous office bearers.
